HOOPP’s Real Estate portfolio has a net value of almost $9.0 billion, while the Private Equity portfolio has grown to over $4 billion.  The portfolios hold direct investments in real properties and private enterprises, as well as indirect investments through limited partnerships. Investments are located throughout North America and Europe.  The varied nature of the investment structures and geographic locations results in different reporting standards, income tax implications, and foreign exchange considerations.

The Senior Analyst, Real Estate & Private Equity Valuation is tasked with reviewing and evaluating the annual real estate appraisal reports, and communicating any concerns to the appraiser and to the Director, Real Estate and Private Equity.  The incumbent is also tasked with ensuring that the direct private equity investments are appropriately valued on an annual basis.  This role will also ensure that indirect investments through limited partnerships are appropriately valued in HOOPP’s financials

Duties and Responsibilities

1.      Lead the real estate appraisal review process.  This would include reconciling information in the reports with property budgets and rent rolls for each asset, and evaluating the metrics and comparable sales used in arriving at the valuation.  Liaise directly with the appraisers to communicate any concerns and address any outstanding issues.

2.      Keep abreast of industry and market trends and metrics through ongoing research.  Lead the development and maintenance of a database containing real estate market metrics and IPD benchmark results.  Further, develop processes and reports to present actual valuation metrics versus the market and benchmark metrics.

3.      Perform independent valuation of private equity direct investments, and compare to valuations performed by Investment Management team.  Initiate discussions with Investment Management to examine any differences in the valuations, and arrive at a final value to be recorded in HOOPP’s financials.

4.      Review quarterly LP reports to ensure fair values provided are reasonable and supportable, and are recorded accurately in Private i.

5.      Work with real estate Investment Management to ensure values generated by the modeling and forecasting tool are accurate.

6.      Assist in external audit process.  Prepare working papers and supporting documentation, and respond to queries from auditors relating to valuations.

Qualifications and Skills

·        University degree in Business, Finance or related discipline

·        Qualified appraiser (AACI), or working toward designation would be an asset

·        Qualified chartered business valuator (CBV), or working toward designation would be an asset

·        At least 10 years’ experience in real estate and business valuation

·        Experience in use of Argus software is a requirement

·        Knowledge of real estate valuation methodology

·        Knowledge of business valuation methodology

·        Strong research skills

·        Strong analytical and problem solving skills

·        Attention to detail, accuracy, and completeness is extremely important along with the ability to handle multiple tasks efficiently

·        Excellent interpersonal skills to facilitate interaction with Investment Management staff and external service providers

·        Ability to respond to queries on numerous topics effectively and promptly

·        Ability to meet tight deadlines and to manage conflicting priorities

·        Proactive self-starter who is highly motivated and results-oriented

·        Ability to work independently with minimal direction

·        Strong MS Office skills
